San Marcos has been undergoing a tremendous amount of growth. A thriving university and college and the addition of healthcare facilities have energized this wave, but at the forefront of this growth is the North City development.

A cosmopolitan center that sparks a strong sense of place and pride among the people who call it home. North City’s compact area, strategic location, and easy access to existing mass transit make it the most exciting new development in San Diego County.

Encompassing nearly 200 acres, the North City’s entitlements will include 3,400 residential units, 250 hotel rooms, 110,000 square feet of office space, and 345,000 square feet of retail. With 40 acres currently under construction for a larger residential community on the west side of the project, and a thriving urban, mixed-use node on the east side, North City is claimed both as the city of San Marcos’ new downtown and CSUSM’s (California State University San Marcos) University Village.

“North City is thriving off the success of CSUSM and growth of San Marcos,” said Darren Levitt, principal at Sea Breeze Properties, which owns North City. “The presence of CSUSM is one of the primary reasons we’re investing here.”
