5-story mixed-use project proposed for Carlsbad Village
The project uses state law for height waivers, density bonus for another multi-story development proposed in the heart of the city
CARLSBAD — A new redevelopment application is before the city to tear down an existing structure in Carlsbad Village and replace it with a five-story, 62-foot mixed-use project.
The project consists of 50 for-sale condos and more than 3,700 square feet of commercial use on Carlsbad Village Drive between Harding and Jefferson streets adjacent to a dentist’s office. The project falls under Senate Bill 330, Assembly Bill 2097 and state Density Bonus Law, according to Carlsbad spokeswoman Sarah Lemons.
According to plans, the 50 residential units will include eight affordable residences at the former Union Bank, which has been vacant for years. The applicant is Carlsbad-based Rincon Homes, who has constructed numerous projects in the city throughout the years.
Rincon also has four single-family homes each with two accessory dwelling units on Adams Street, one townhome project on Garfield Street, a single-family development on Cherry Avenue plus several others soon to be under construction. In total, Rincon has developed dozens of projects in Carlsbad, Encinitas, Oceanside and elsewhere.
“As Carlsbad’s local home builder, we have been proud to create homeownership opportunities in our community for over 15 years,” Jonathan Frankel, vice president of forward planning for Rincon, said. “We are excited to implement the City’s master plan for this property and deliver new affordable housing, retail, and street improvements that turn an empty parking lot into a vibrant and dynamic community hub.”
This project follows the controversial approval of the Carlsbad Village Plaza redevelopment last year and also falls under the city’s vision with the zoning under the Carlsbad Village and Barrio Master Plan. The plaza project calls for 218 multi-family apartments in two five-story buildings and a five-story parking structure.
